You should own it, always. The account holds years of conversion history that Google's bidding learns from, so losing it resets the campaigns to zero. A SEM agency should link its manager account to yours and hold Admin as a guest, not as the landlord.

Most warnings stop at "make sure you own it". The useful detail is narrower. Google's manager-account documentation says a client account keeps its data and can unlink a manager at any time — full protection, until you notice what it assumes: that the account was created under your business. Ask for three things before any media spend:

  • Admin access on the Google Ads account under an email at your own domain, not a staff member's personal Gmail.
  • Owner access on the analytics property and tag container — tracking is worth as much as the ad account and is more often left behind.
  • A written exit clause keeping campaigns, conversion actions and history with you on termination.

Hesitation on any of the three tells you how the relationship ends. One honest exception: some resellers run a shared structure for very small budgets. That can be a fair trade, disclosed upfront, not discovered in month seven.

A usable SEM report ends at cost per enquiry and names what changes next month. Clicks and click-through rate are diagnostics, not outcomes. If the numbers do not tie back to tracked conversions on your own site, you are reading a screenshot.

Paid search reporting fails in a specific way. The dashboard is beautiful, the metrics are real, and none answer the owner's only question: did this month's money produce more enquiries, and at what price each. A report that survives scrutiny has four layers:

  1. Spend and where it went. Media spend by campaign, fee shown separately.
  2. Conversions, defined. How many enquiries, and what counted as one. A page view is not a conversion.
  3. Cost per enquiry, trended. Against the previous three months, not a flattering launch baseline.
  4. The decision. What is being cut, what is being scaled, and what would reverse it.

What Should a Google Ads Contract in Malaysia Cover?

A Google Ads contract should name the fee basis, the media spend, who holds the account, the notice period and what happens to assets on exit. Guaranteed leads belong nowhere in it. Compare clauses against the SEM price bands in Malaysia before negotiating.

Malaysian SEM contracts are short, which is fine. The problem is what the short version leaves out:

  • Fee basis, stated plainly. Flat retainer, percentage of spend or hybrid. A percentage model quietly rewards spending more.
  • Who pays Google. If the agency's card is charged and they invoice you, you are extending credit and losing the billing trail.
  • Service tax treatment. Malaysian service tax applies to advertising services, so confirm whether the fee is tax-inclusive.
  • Notice period. Thirty days is normal; a twelve-month lock-in on a channel you can pause instantly is not.
  • What is excluded. Landing pages, creative and website changes are commonly out of scope and commonly assumed to be in it.

The reliable red flags are structural, not stylistic: a guaranteed lead count, a blended fee, no account access, and a proposal written before anyone asked what a customer is worth. Any one is enough to stop, whatever Google Ads promise came with it.

Pushy sales and slow replies are survivable. These four are structural — built into the deal, and goodwill does not fix them:

  • A guaranteed lead count or cost per lead. Nobody controls the auction. A guarantee is either padded pricing or a definition of "lead" you have not seen.
  • One blended monthly number. You cannot tell whether a budget increase buys more customers or more commission.
  • Reluctance on account access. Still the fastest disqualifier available to you.
  • A proposal before a diagnosis. If nobody asked your order value, close rate or weekly enquiry capacity, the budget is a guess.

Six questions separate a manager from a reseller, and all six fit in one meeting. Note the hesitations rather than the answers — a firm that runs accounts properly answers instantly, as any decent paid ads team would.

  1. Who owns the account, and can I log in tomorrow? There is one correct answer.
  2. What is your fee and what is the media spend? Two numbers, or the meeting is over.
  3. Who works on my account weekly, and how many others do they handle? Meet that person.
