Verdict: If homes drive your revenue, start with the Business Profile and a review routine — nearly free, and it serves the shortlist moment. If offices and strata do, go straight to Search Ads plus registration paperwork. Run one properly for a quarter before adding a second.

Setting a Budget From Contract Value, Not Revenue

IN BRIEFThree numbers set your ceiling: monthly contract value, how many months contracts survive, and how many crew-hours you can still sell. Work from those, not a percentage rule, the way we set any defensible marketing budget.

Most advice says spend a percentage of revenue. Ignore it. A percentage is blind to the two things that bind a cleaning company: how long a client stays, and how many crew-hours you can still sell.

  1. Average monthly contract value. Say RM450 for a fortnightly home clean, RM3,200 for a small office.
  2. Average months retained. Count it honestly from last year. Eleven months residential and twenty-six commercial are realistic starting figures.
  3. Contract lifetime value. RM450 across eleven months is RM4,950. Spend against that, not the first invoice.
  4. Affordable acquisition cost. Up to a fifth of gross profit, so roughly RM350 per residential client at a 35 per cent margin.
  5. Sellable crew-hours. Count the hours you already pay for and do not bill. That is your real ceiling.
Consultant’s Note: The false economy I see most is the discounted one-off deep clean used as a lead magnet. It fills the calendar with people who wanted a cheap deep clean, eats crew hours a recurring client would have paid full rate for, and rarely converts to a contract. If you must discount, discount month two instead.
Bottom Line: Crew capacity, not budget, sets the true ceiling. Contracts you cannot staff turn marketing spend into cancellations and one-star reviews.

Website, Pricing and the Trust Signals That Close

IN BRIEFYour site has one job: turn a hesitant stranger into a WhatsApp enquiry or a quotation request. Published rates and visible credentials do more of that than design does, which is part of why local SEO pays for itself here.

Cleaning has no professional registry in Malaysia, so your credentials are administrative ones — each of them verifiable.

  • Company registration and a business licence. Your council issues the premises licence; in Petaling Jaya that is the MBPJ licensing department, and every council runs an equivalent.
  • Safety obligations you actually meet. Since the 2022 amendment took effect on 1 June 2024, the Occupational Safety and Health Act 1994 reaches nearly all workplaces — say how you train staff on chemicals.
  • Ministry of Finance registration. Government and GLC contracts run through ePerolehan supplier registration. If you hold it, show the certificate.
  • Publish rates, even as ranges. Silence reads as expensive to a homeowner and amateur to a facility manager.
  • One action per page. WhatsApp for homes, a quotation form for commercial. Never both.
Bottom Line: With no professional registry to hide behind, your paperwork is your credential. Publish it before you spend anything on reach.

  • Set the service area, not just an address. Most cleaning companies work from an office nobody visits, and a wrong radius excludes half the market.
  • List services and rate ranges. Left blank, your listing looks thinner than the operator next door.
  • Post real job photos weekly. Before and after, uniformed crew, actual equipment. Stock imagery is obvious and costs trust.
  • Ask on completion day. A review requested a week later gets ignored; one requested at handover gets written.

The spread matters more than the leader. Sabah’s unemployment ran 7.2 per cent in the same release against 1.1 per cent in Putrajaya, so a national ad radius buys two very different economies at one price.
