Your company, on every line. The domain registrant, the hosting account holder and the site admin should all be your business. Add the designer as a user you can remove. This one clause decides how expensive it is to leave, so it belongs in the package you sign.

The failure mode in Malaysia is rarely dishonesty. It is convenience. The designer already has a hosting account and a domain registrar login, so everything gets opened there on day one and nobody revisits it for four years.

Then you want to move. The domain sits in someone else's registrar account, the files sit on their server, and the leverage is total even when nobody intended it. How Fast Does a Malaysian Business Website Need to Be?

Fast enough to clear Google's three published thresholds on a phone, for most visits rather than a lucky one. Those numbers are public, so "fast" stops being an opinion and becomes a contractual pass or fail — as we treat it on e-commerce website builds.

Google publishes the targets for its Core Web Vitals, and they are usefully blunt. Each is measured at the 75th percentile of page loads, so a pass has to hold for most visitors rather than for the designer's laptop.

  • Largest Contentful Paint: 2.5 seconds or less. How long the main content takes to appear.
  • Interaction to Next Paint: 200 milliseconds or less. How quickly the page responds to a tap.
  • Cumulative Layout Shift: 0.1 or less. How much the page jumps around while loading.

Google's Search documentation confirms these signals feed its ranking systems. It also cautions that passing them will not by itself lift a page to the top. Speed is a floor you must clear, not a strategy. Two practical moves follow.

  • Write the thresholds into the contract. "Passes Core Web Vitals on mobile at launch" is a testable clause. "Fast loading" is not.
  • Test the sites they already built, not a demo. A staging site on premium hosting proves nothing about the shared plan yours lands on.
  • Ask what the site will weigh. Sliders, video headers and five tracking scripts are the usual culprits, and all three are decisions.

Bottom Line: Speed is the one quality claim in web design with a published pass mark. A designer who will not accept it as an acceptance criterion is telling you something.

Credentials, not a congratulations email. A proper handover transfers eight logins, a short recording of how to edit the site, and a written note of what is still owed. Ask for the list before you pay the balance — the same discipline we apply across every digital marketing service.

Handover is where a good project quietly turns bad. The site goes live, everyone is pleased, and six months later nobody can find the login to change a phone number. Search ownership matters here too. Google grants a verified owner the highest level of permissions on a Search Console property, and that should be you.

  • Every login, in writing. Domain, hosting, CMS admin, analytics, Search Console, Business Profile, plus plugin licences.
  • A short screen recording. Ten minutes on editing text, swapping an image and publishing. Cheaper than a support retainer.
  • The maintenance position, stated. Who applies updates and backups from month one, and what it costs if nobody does.
  • A snag list with dates. What is unfinished and when it lands, not a vague promise to tidy up.

Bottom Line: Hold back a final payment until the handover list is complete. It is the only leverage that survives launch day, and every professional firm expects it.

Red Flags When Choosing a Website Designer in Malaysia

  • The domain gets registered in their name. Framed as convenience, and the most expensive convenience in this industry.
  • No page-by-page scope. "A five-page website" without naming the five pages guarantees an argument in week three.
  • A portfolio of dead links. If half the showcased sites are offline, those relationships ended badly or the work was never theirs.
  • Free hosting for life. Nothing is free for life. It usually means the site cannot be moved and the price surfaces later.
  • Content assumed, never discussed. If nobody has asked who writes the copy, the project will stall on it.
  • No named contact. "Our team" is not an answer. Ask who replies when a form stops working.

  • Which pages, exactly, and who writes them? Look for a named list and a named writer.
  • Will it pass Core Web Vitals on mobile at launch? A yes should come with a willingness to write it down.
